Kobuleti is the second-largest town in Adjara, located just 21 km north of Batumi. It is a classic seaside resort stretching more than 10 kilometers along the coast. Its signature feature is a unique healing microclimate created by the combination of the sea breeze and a dense pine grove growing right next to the wide pebble beach.
Life here flows more calmly and at a slower pace. In season Kobuleti comes alive: cozy seaside cafes, bars with panoramic views and busy local markets open, where you can buy fresh local blueberries, figs, homemade cheeses and inexpensive churchkhela. Off season it is a quiet town, ideal for a digital detox, calm life by the sea and leisurely walks to the sound of the waves. The development here is quite contrasting: modern hotel complexes and new residential projects can stand next to historic sanatoriums and a colorful low-rise private sector.
Kobuleti is becoming an increasingly attractive destination for investment in both the primary and secondary real estate markets. The entry threshold here is traditionally lower than in central Batumi, and building plots even on the first and second lines offer stunning views and plenty of greenery.
The area is ideal for buying property to rent out in the summer season: demand from family tourists who prefer a calm holiday is consistently high here. Kobuleti is also well suited for building or buying private houses and townhouses. In recent years the location has attracted developers who build modern club-type complexes offering a high level of service and infrastructure while keeping an atmosphere of privacy.
Much lower prices for groceries, farm products and real estate compared with Batumi. Healing air, a pine grove growing right up to the sea and very clean water. A long, flat and well-equipped promenade, ideal for morning runs and evening walks. No city bustle, traffic jams or dense high-rise development.
Pronounced seasonality: in winter many cafes, shops and entertainment venues close, and life in town quiets down. The beach is made of large and medium pebbles (sensitive feet need special shoes). Less premium urban infrastructure and no large shopping and entertainment centers.
