Districts of Batumi: Where to Buy an Apartment for Living and Investment

Batumi is small, but its districts differ dramatically. In some areas tourist life is in full swing, others have quiet courtyards for a calm life, and in a few the railway tracks cut off access to the sea. The district you choose affects not only the entry price but also the liquidity of your apartment.

Let us go through the main districts: their pros, cons, infrastructure and the real purpose of each location.

Historic and tourist centre

Old Town

The historic heart of Batumi with low-rise buildings, Europe Square and narrow streets.

  • Highlights: the most expensive and atmospheric district. There are almost no new builds here; the old stock and beautiful restored buildings prevail.
  • Who it suits: ideal for short-term rentals and lovers of authenticity. For year-round family living it can be noisy because of the dense tourist traffic.

Rustaveli and Khimshiashvili

Prestigious and lively districts along the coast. Rustaveli Street covers 6 May Park and the Dolphinarium, turning into Sherif Khimshiashvili Street with its modern residential complexes and the Grand Mall.

  • Highlights: a developed seafront, the city's restaurants and direct access to the beach.
  • Who it suits: a universal choice in the premium segment. It works both for comfortable living and for high-yield rentals. The first line and sea-view apartments are the most expensive in the city.

New business and investment centres

Heroes Alley (Zhiuli Shartava Avenue)

The main artery that splits the city in two and the only district of Batumi built to a single master plan: a modern style with facade glazing.

  • Highlights: business activity is concentrated here: the Adjarabet Arena stadium, the Public Service Hall, Black Sea Mall (Carrefour). The plan is to open 7 casinos on the Alley (including Shangri La).
  • Who it suits: one of the best districts for investment and short-term rentals. Year-round traffic is driven by business tourists, casino players and football fans.

New Boulevard

The youngest district by the Lech and Maria Kaczynski Park.

  • Highlights: modern apart-hotels by the sea, the largest skate park in the region, the Eclipse and Grand Bellagio casinos. Because of the proximity to the airport there are height restrictions here, which opens up an excellent mountain view.
  • Who it suits: a top location for resort property to rent out. For permanent living you need to check complexes carefully for gas heating.

Residential districts

Bagrationi, Javakhishvili and Agmashenebeli

A practical residential belt of Batumi, located a little away from the sea (10-15 minutes on foot).

  • Highlights: classic residential development with gas heating prevails here. Excellent everyday infrastructure: supermarkets, schools, clinics, beauty salons.
  • Who it suits: the optimal choice for relocation, permanent living with children and long-term rentals. Property prices here are lower than on the first line.

Airport and Kakhaberi

The southern edge of the city, developing actively thanks to its proximity to the airport.

  • Highlights: Kakhaberi offers a more relaxed atmosphere and open spaces away from the dense development of the centre.
  • Who it suits: those looking for affordable housing for permanent living with an easy exit from the city, but ready to put up with aircraft noise.

Suburbs

Gonio and Kvariati

Picturesque villages south of Batumi towards the Turkish border.

  • Highlights: an ecologically clean area where the mountains come right down to the sea; the water and beaches here are the cleanest in the region. Low-rise premium development and villas prevail.
  • Who it suits: ideal for summer holidays and investment in seasonal rentals. For year-round living the infrastructure is not yet sufficient.

Makhinjauri and Chakvi (northern direction)

Villages on the way to the Botanical Garden.

  • Highlights: Chakvi is a cosy green suburb. In Makhinjauri property prices are noticeably lower, and large branded hotels are also arriving because of the land shortage in Batumi.
  • Downsides of the location: in Makhinjauri the beach is separated from the residential zone by the railway, the water near the shore is often dirty, and the road to central Batumi regularly stands in traffic jams because of the port.
  • Who it suits: those looking for a cheap square metre by the sea but ready to put up with transport and infrastructure inconveniences.

Kobuleti

A resort town 21 km north of Batumi (20-30 minutes by car), the second largest in Adjara. Formally it is no longer Batumi, but buyers often consider it a calm and more affordable alternative.

  • Features: a pine grove grows right by the wide pebble beach, and a promenade several kilometers long runs along the sea. The cost of living and the entry threshold for property are lower than in central Batumi, with no dense high-rise development.
  • Drawbacks: pronounced seasonality, in winter many cafes and shops close; there are no large shopping centers.
  • Who it suits: families with children, those who want a calm life by the sea and remote workers, as well as investors in summer short-term rentals (the season runs from June to the end of September).

BNZ (Queen Tamara settlement)

An industrial-residential district north of the port, named after the defunct Batumi oil refinery.

  • Highlights: the district is quiet, with a school, a kindergarten and museums (the Nobel Technology Museum); property here has low liquidity. The beach is across a busy highway.
  • Investment potential: next to these districts the Ambassadori Batumi Island is being built, a large artificial island in the shape of a palm tree. Investors are watching the project closely; the status of the whole district will change dramatically.

How to choose a district for your goal

  • For family living: choose Bagrationi, Javakhishvili or Agmashenebeli. They have gas, pavements, schools and no crowds of tourists.
  • For short-term rentals: look at Heroes Alley, Khimshiashvili and the New Boulevard. The infrastructure (casinos, malls, parks) will ensure maximum occupancy.
  • For preserving capital (premium): Rustaveli, the first line of Khimshiashvili or residences in Gonio.

How DT Realty helps you choose a district

Buying on emotion often ends with a cold apartment in winter and one you cannot rent out in summer because of a tower being built next door. We take a pragmatic approach to the choice:

  • We run the numbers: we compare the real price per square metre with the rental potential in the specific district.
  • We know the pitfalls: we will tell you where there really is gas, where the railway keeps you awake and where the mountain view will soon be blocked by a new complex.
  • We give a focused shortlist: we select objects strictly for your goal, whether it is investment, relocation or a summer home.

Write to us, tell us your budget and purchase goal. We will objectively work out which districts and complexes in Batumi are worth considering in your case.

Frequently asked questions

Which district of Batumi is the most expensive?
Traditionally the most expensive are the Old Batumi and the first coastal line of the centre. There are few new builds in the historic core, and sea-view apartments cost noticeably above the city average.
Where in Batumi is it best to buy an apartment for permanent living?
For year-round living people usually choose classic residential districts with gas heating and infrastructure: the residential centre, Bagrationi, residential buildings on Heroes Alley. It is easier to get through the humid winter there and everything you need is nearby.
Which district is better for short-term rentals?
The highest tourist traffic is around the Old Town, both boulevards and Heroes Alley. That is where short-term rentals get the maximum occupancy in season.
How much does a square metre in Batumi cost in 2026?
The average price of new builds holds at around $1,100-1,200 per sqm, but the range is wide: the first line and sea-view apartments start from $1,600-1,800, while outlying residential districts are below average.
Is it worth buying in Gonio or Kvariati?
These are resort villages with cleaner sea and a pebble beach, but with pronounced seasonality. They suit seasonal rentals and holidays; for year-round city living the districts of Batumi itself are more convenient.
