Heroes Alley splits modern Batumi into two key clusters and shapes the city's skyline. Thanks to the approved master plan, strict urban-planning rules apply here: mandatory panoramic facade glazing, similar building heights and protection of view corridors from chaotic development. After a large-scale reconstruction, the avenue became a full pedestrian esplanade with palm alleys, rest areas and convenient elevated pedestrian bridges with a gentle slope, comfortable for strollers and people with reduced mobility.
Unlike purely resort locations, life on Heroes Alley thrives 12 months a year. The heart of the district is the ultra-modern Batumi Arena stadium (Adjarabet Arena) for 20,000 spectators, built to UEFA standards. Within walking distance are the largest retail and dining complexes: Black Sea Mall, the Carrefour hypermarket, the premium Agrohub market, as well as the House of Justice, fitness centers and dancing fountains on Ardagani Lake. Year-round footfall is also supported by a growing gaming cluster (major casinos) that attracts solvent tourists.
The district's logistics are well thought out: an updated traffic scheme prioritizing roundabouts has significantly unloaded the avenue, letting you reach the Old Town in 7-10 minutes and Batumi International Airport in 10-15 minutes. The beaches and the Lech and Maria Kaczynski Park are a calm 5-15 minute walk away.
An important investment nuance: due to the high concentration of small studios in some of the district's aparthotels, price dumping appears on the secondary market. For this reason, full-fledged 1+1 and 2+1 apartments (especially in gas-supplied complexes) offer the highest liquidity, steady capital growth and rental demand here.
