Batumi Airport district: affordable housing and high growth potential
The airport district is one of the most actively developing and promising neighborhoods in the southern part of Batumi. Located right next to Alexander Kartveli International Airport and the southern end of New Boulevard, this district attracts buyers with an affordable price per square meter, good transport connectivity and proximity to natural areas. The location combines comfort for permanent living, a developing retail infrastructure and a high price-to-quality ratio for real estate investment.
About the area
Strategic location and logistics.
The district covers the area around the Airport Highway and Lech and Maria Kaczynski streets and borders the Adlia and Kakhaberi neighborhoods as well as the Black Sea coast. The location's main advantage is excellent transport access. The key E70 highway runs through the district, providing a fast exit both to central Batumi and toward the Turkish border (the Sarpi checkpoint). The city transport network (buses No. 1, 1a, 10 and others) lets you reach the center in 15-20 minutes.

Surroundings, infrastructure and nature.
Unlike the densely built center, the airport district offers more open space and proximity to nature. On the sea side it adjoins the landscaped southern part of New Boulevard with wide, less crowded beaches. To the south the district is skirted by the picturesque delta of the Chorokhi River. The district's infrastructure is geared toward everyday life: there are large hypermarkets, car dealerships, construction and furniture centers and local shops, while the Metro City mall is a 5-7 minute drive away.

Real estate and investment potential.
The airport district is among Batumi's main areas for the ratio of price to growth potential. Development here is varied: from modern multi-storey comfort- and business-class residential complexes to private houses and townhouses.

Investment specifics: a lower entry price per square meter provides high return on capital at resale, along with steady demand for long-term rental among local residents and employees of nearby commercial facilities.
A note for buyers: proximity to the runway means regular aircraft flights. However, the flight schedule in Batumi is lighter than at major hubs, and modern residential complexes are built with quality sound insulation. Still, when choosing a property it is worth considering the orientation of the windows and the building.
