Makhinjauri is a unique northern suburb of Batumi (part of the city since 2013) that combines the status of a climatic and balneological resort, an atmosphere of secluded rest and a fast-growing cluster of premium real estate. Set at the foot of mountains covered with subtropical greenery, Makhinjauri is known for its mineral and sulfur springs, clean beaches and proximity to the famous Botanical Garden at Green Cape. It is an ideal place for those seeking a balance between natural harmony, wellness and quick access to Batumi's business center.
Makhinjauri's main advantage is its healing microclimate, formed by the mix of mountain and sea air and by coniferous and deciduous forests. Here are thermal and sulfur springs with a water temperature of about 38 °C, used for wellness treatments since Soviet times (in particular at the well-known Mziuri sanatorium). A 10-minute walk away is the Batumi Botanical Garden, one of the largest in Europe. The beach strip in Makhinjauri is less crowded than in central Batumi, and the water is considered cleaner, which attracts lovers of a quiet holiday.
The district's accessibility improved dramatically after the 14-kilometer bypass road opened. It moved heavy transit traffic away from the resort and unloaded the coastal highway. As a result, you can reach central Batumi by car or public transport in 10-15 minutes. The district itself has all the infrastructure for permanent living: chain supermarkets (Carrefour, Spar), a clinic, general-education schools, a landscaped central park and seaside restaurants of national cuisine.
Historically Makhinjauri consisted of private houses and guesthouses. Today the district is going through a large investment boom and is transforming into a location with hillside and coastal master-planned projects. On the first line, large aparthotels and branded business- and premium-class residences are being built with their own resort infrastructure (water parks, thermal spa complexes, pools, fitness centers: the Mziuri Gardens, Next Collection and Mardi Aquapark projects). Slightly higher on the hills, intimate club houses and cottage settlements with panoramic views of the sea and the Batumi skyline are developing (Talasa, Batumi Country Club).
Investment upside: the entry price per square meter here is still more attractive than on Heroes Alley or the first line of New Boulevard, with high capitalization potential as the resort-and-hotel zone develops.
Prices: from $2 100 / m²

Under constructionBatumi's first beach resort on the first shoreline: two landmark towers (55 and 52 storeys) with turnkey apartments, a private beach and world-class resort infrastructure.
About the project
Under constructionA mixed-use complex on an artificial island in Batumi, combining residential units and hotel rooms with sea views.
About the project
Under constructionA residential complex on Ambassadori Island, an artificial island in Batumi: furnished apartments with terraces, views of the Black Sea and the Mtirala mountains, and island infrastructure with a yacht club and beaches.
About the project
Under constructionA premium 16-storey residential complex on the Batumi coast, near the Botanical Garden and Green Cape: 168 residences with sea and mountain views, adaptable terraces, a rooftop pool and hotel-level service.
About the projectThe main differences are its climatic and balneological status, the unique combination of a mountain range and the sea, the presence of thermal sulfur springs and the proximity of the Botanical Garden. Unlike the noisy center or the densely built Heroes Alley, Makhinjauri offers a calmer, eco-oriented format of living and rest.
The district is in a phase of active gentrification and reformatting. The construction of large five-star complexes with developed hotel infrastructure attracts a quality year-round tourist flow. At the same time, the starting price per square meter at the construction stage in Makhinjauri is more attractive than in the central districts, which creates high potential for value growth.
Yes. The district has everything you need: supermarkets (Carrefour, Spar), pharmacies, a school, a clinic and squares. Thanks to the new bypass road, central Batumi is a 10-minute drive away. When choosing housing for winter living, it is important to pick gas-supplied projects or complexes with a central heating system.
The beaches in Makhinjauri are pebble, with a wide shoreline. The water here is cleaner than near the port or the central Batumi promenade, thanks to a lower density of holidaymakers and an open sea current.
The district offers a wide range: from premium resort apartments with ready hotel infrastructure and rental management on the first line to cozy apartments in low-rise gas-supplied club houses on the green hills.
