About the project

Subtropical is a modern residential complex harmoniously integrated into the subtropical landscape of Gonio, on the first shoreline of the Black Sea. The project combines multi-storey residential blocks A, B and C along with city villas and townhouses on a gated territory of 2 hectares: 198 apartments and 13 villas in total. The complex is designed so that each residence opens a panoramic sea view, while the layouts provide privacy and maximum sunlight thanks to their orientation toward the sea. The upper floors feature rooftop terraces and a shared lounge terrace, and a smart parking system is built into the building foundation. On-site infrastructure includes an outdoor pool, spa and wellness, a gym, a restaurant and lounge areas, a kids playground and playroom, picnic areas, a wine cellar, a grocery store, a pharmacy and a first-aid station, a basketball court, walking paths to the forest and extensive landscaping. Apartments and residences from 28 to 260 sq. m are handed over in white frame condition: internal partitions are built, the floor screed is done, central utilities, plumbing, TV and internet are installed, walls have heat and sound insulation, with double-glazed windows and balcony doors. Gonio, a bay on the Black Sea with clean warm water and a good ecology, sits next to Batumi, the airport and the border with Turkey.
